Is membership in the HOA mandatory?
Yes. Membership in our association is mandatory.
When are my assessments due?
Annual assessments are due on January 1 of each year.
How much is the annual assessment?
Our annual assessment is currently $330 a year per home.
What does my annual assessment pay for?
Your assessment covers the costs of operating the association, including landscape and maintenance of common areas, maintenance of the community pool, social activities and insurance.
What happens if I don't pay my annual assessment?
Maintenance and management services incurred by the association are dependant upon the timely payment of everyone's assessments. Late payments will result in a late payment fee. If the assessments remain unpaid, the association will enforce our collection policy which could result in a lien being placed on your property. Extremely delinquent accounts can be foreclosed upon.


What requires approval of the Architectural Control Committee (ACC)?
Nearly all external improvements require ACC approval. This includes, but is not limited to, staining your fence, painting your home’s exterior, replacing an exterior door, building a retaining wall, replacing/building a fence, installing a storm door, staining a patio, replacing the roof and building a storage shed. If you’re not sure whether your project will require ACC approval, just contact the ACC and ask.
What if they City approved my project but the HOA doesn't?
The HOA’s CC&Rs may be more restrictive than the City’s codes. This is why you may receive approval from the City, but not the HOA. In this instance, the CC&Rs establish the grounds for approval and prevail over City code.
Are sheds allowed in our neighborhood?
Yes, provided they conform to the shed guidelines, Murphy City code and have ACC approval.

Why doesn't the HOA have more social activities?
Like all positions on the HOA, the Social Committee is comprised of volunteers. If you have an idea for a social activity or would like to become a volunteer, please contact the Social Committee.
I want to start a game night for our neighborhood. Can I post this on the Web site?

If I received a violation notice for an HOA regulation that I was unaware of, am I still at fault?
Most title companies contact the HOA at closing to get copies of important documents like the CC&R’s and By-laws. If your title company failed to provide these at closing, it is still your responsibility to abide by all the rules of HOA. What if I have a complaint about another homeowner who is not in compliance with the CC&Rs for our community?
You can report a deed restriction violation directly from your RealManage Resident Portal or you can contact RealManage at 1-866-4RealService (866-473-2573). RealManage will follow-up on your report during their next scheduled inspection.
